There are 93 active and pending listings right now across the 85138 and 85139 zip codes, with prices ranging from $249,900 to $300,000. Here is a clear-eyed breakdown of what the market looks like, where the deals are, and what to watch out for before you make an offer.


The Inventory: More Choices Than You Think

With 70 homes still actively available and 23 already under contract, this price range is moving. The median list price is $289,900, indicating most of the action is concentrated at the upper end of the range. If you have the flexibility to shop in the $270,000 to $279,000 range, you will find 24 homes competing for your attention. That is a healthy selection with real negotiating room.

Typical homes in this price range are around 1,571 square feet, with a median price per square foot of $184. Bedrooms skew heavily toward 3-bedroom floor plans (81% of listings), but there are 17 four-bedroom homes available if you need the extra space, and a handful of larger options pushing past 2,000 square feet.

By contrast, newer communities like Amarillo Creek and El Rancho Santa Rosa price in the $200-$222 per square foot range. You are paying a premium for a newer build, but it comes with warranties and energy efficiency upgrades that older homes do not offer.


The HOA Fee Is a Hidden Second Price Tag

This is the single most important thing buyers in Maricopa overlook when comparing listings side by side.

Monthly HOA fees in this inventory range from $ 370 to $ 47. That is not a typo. Two homes priced identically at $285,000 could carry monthly costs more than $300 apart based on their HOA alone.

If you are flexible on timing and comfortable with some uncertainty, they are worth a look. If you are on a deadline or need certainty, focus your offer on a traditional listing instead.


One Assumable Loan Worth Knowing About

With mortgage rates well above 6%, one listing in this inventory deserves special attention: 40441 W Hillman Drive in Rancho El Dorado, listed at $299,999.

That is a locked-in rate from a different era, and assuming it means the buyer takes over payments at that rate rather than today's going rate. On a $280,000 loan balance, the difference between 2.99% and 6.75% is over $600 per month. This is a rare and genuinely valuable feature. It is one of the only assumable loans in the active Maricopa market at this price point.


Private Pool Homes Under $300K

Bottom Line for Buyers

The $300,000-and-below market in Maricopa right now is active, varied, and genuinely competitive in certain pockets. Here is what to keep in mind as you search:

Look beyond the list price. HOA fees can swing your monthly payment by $300 or more. Always calculate the full cost.

New construction is worth comparing. With builder incentives available, a brand new home may cost less than you assume when you factor in the savings.

Older homes can be great deals, with eyes open. Two-thirds of the available inventory was built before 2010. Budget for a thorough inspection and potential immediate-need items like HVAC, roof, or water heater.

Act on the assumable loan listing. There is one 2.99% assumable loan in this price range. It will not last.
