What did Province homes actually sell for?

Between August 26, 2025, and August 25, 2026, 108 homeowner sales closed in Province at a median sold price of $375,000 and a median of 78 days on market, per ARMLS, excluding homes sold directly by a builder, so the figures describe what happens when an owner lists. Province runs slower than the city: 78 days against 68 citywide, and 46.3 percent of Province listings took more than 90 days against 37.7 percent citywide. That reflects a national 55-plus buyer pool shopping a specific floor plan, lot, and amenity orientation, not anything wrong with the community. Prices vary widely by plan, lot, and view, so the median is a starting point, not a valuation of any particular home.

What matters most to a seller is how pricing affected the outcome. Of those 108 sales, 57.4 percent of sellers cut their asking price at least once before selling. The 46 sellers who never cut took a median of 40 days and closed at 97.9 percent of their original asking price. The 62 who cut at least once took a median of 128 days and closed at 93.3 percent. What amenities does Province offer?

The Village Center is a 32,000-square-foot, two-story clubhouse. Per the association, its Town Hall is 4,431 square feet with a 297-person capacity, a 40-foot stage, professional sound and lighting, a dance floor, and a commercial catering kitchen, and the building houses the library, billiards room, cafe, arts and crafts studios, woodworking shop, computer room, and fitness facilities. Adjoining it are an outdoor pool and an indoor heated lap pool with a detached spa, both ADA-compliant. The courts count nine pickleball, four tennis, two bocce, and a half basketball court. Twenty-five lakes and ponds with six waterfall features run through the community, 50 acres of fish-stocked water with catch-and-release fishing, walking paths, and two lakeside picnic ramadas. An on-site activities director runs the calendar, and resident groups range from bridge, mahjong, and quilting to chorale, line dance, photography, radio-controlled sailing, pickleball, water volleyball, a hiking group, and a golf club. Province is the only Maricopa community with an indoor pool.

Does Province have a golf course?

Next door, not inside the gates. The Duke at Rancho El Dorado is a public, daily-fee, 18-hole par-72 course designed by David Druzisky that opened in 2003, with a driving range, practice green, and a grill. Province residents play it as public golfers or members, and the community's resident golf club organizes play there. Inside the gates, golf carts share the road with full-size vehicles, many homes carry golf-cart garages, and a putting group meets at the Village Center.

What types of homes are in Province?

Two products, built across two builders and four eras, all one story. Single-family homes run about 1,300 to 3,200 square feet with two to four bedrooms, two-car garages standard and 2.5-car or three-car options on some plans, on lots from under 5,000 square feet to over 18,000 on premium sites, built from 2003 through the final Meritage phase. Attached villas, twin homes with a shared wall, run about 1,200 to 1,800 square feet, two bedrooms on nearly all of them, and two-car garages, built from 2004 to 2018 with none since. Engle Homes built the first phases from 2003 to 2007 with flower-named plans, from the roughly 1,500-square-foot Camellia to the 3,000-plus-square-foot Orchid, and every villa; some Engle plans were offered with a casita. Meritage Homes took over in the mid-2000s and built three generations of plans, some with a golf-cart garage, ending with the Preserve series at about 1,300 to 2,300 square feet that completed the community. Roughly one home in seven sits on a lake, most in the original Engle parcels, and a larger share borders greenbelt. How does the Province HOA work?

The Province Community Association, managed by CCMC, bills assessments on a set schedule. They fund the Village Center, pools, courts, lakes, common-area landscaping, the gate, and the lifestyle program, and they also bill a cable television component alongside them. Villas pay a higher assessment because theirs covers exterior maintenance, roofs, front yards, and a blanket insurance policy. Province dues run higher than non-restricted Maricopa subdivisions because of that amenity package, and the HOA line at closing can be substantial, so read the Arizona HOA Addendum carefully. Get the current assessment for the specific product and section directly from the association. Like every Arizona association, it operates under recorded CC&Rs and design guidelines; Arizona law requires an HOA disclosure package at resale, and Arizona statute caps the disclosure and document fee. Verify current assessments, transfer fees, and any special assessments with CCMC during escrow.

Who can live in Province?

Province is age-qualified under the federal Housing for Older Persons Act (42 U.S.C. 3607(b)(2); 24 CFR Part 100, Subpart E), which allows a community to reserve occupancy for older residents when it meets the law's requirements. In general terms, at least 80 percent of occupied homes must have at least one resident who is 55 or older, and the association must publish and enforce policies showing it intends to operate that way. Province's specific rules, including minimum ages for other household members, how long guests may stay, and lease terms, are set in the recorded CC&Rs and the association's policies, and spouses under 55, adult children, caregivers, and inherited homes each have their own treatment in those documents. One distinction matters when you search: Copper Ridge is a separate, all-ages Meritage neighborhood next door that some listings carry the Province name in. A listing that says "Copper Ridge at Province" is not a 55+ home.

The gate house is staffed 24 hours a day by the association's security vendor, the front and rear entrances are camera-monitored, and four coded pedestrian gates serve the perimeter. Guests check in at the gate; each resident receives 40 guest passes a year for the amenities, with more available for purchase. For driving, John Wayne Parkway is right there, and most residents heading north take SR 347 toward the I-10 corridor, typically 35 to 45 minutes to Phoenix and East Valley destinations, with rush hour and incidents extending that.
