Homestead sits centrally inside 85138, Pinal County, with reasonable access to John Wayne Parkway. It was built primarily during Maricopa's mid-2000s and early-2010s growth phases and is now essentially built out, so the market here is resale. The streetscape is settled, the parks are well maintained, and the community's defining trade is deliberate: no pool and no clubhouse in exchange for a lower HOA carrying cost. The sections below cover what homes actually sold for, the amenities, the homes, how the three associations work, the schools and commute, and what moves price here, using closed-sale data rather than estimates.

What did Homestead homes actually sell for?

Between August 26, 2025, and August 25, 2026, 96 homeowner sales closed in Homestead at a median sold price of $325,000 and a median of 56 days on market, per ARMLS, excluding homes sold directly by a builder, so the figures describe what happens when an owner lists. That is quicker than the city: 56 days against 69 citywide, and 31.2 percent of Homestead listings took more than 90 days against 38.1 percent citywide. Prices vary by floor plan, lot, and condition, and in Homestead the backyard is a real variable, since a meaningful share of homes have added private pools, outdoor kitchens, and patio extensions while others still have bare rock yards. The median is a starting point, not a valuation of any particular home.

What matters most to a seller is how pricing affected the outcome. Of those 96 sales, 56.2 percent of sellers cut their asking price at least once before selling. The 42 who never cut took a median of 26 days and closed at 100.0 percent of their original asking price. The 54 who cut at least once took a median of 92 days and closed at 94.4 percent. Sixty-six more days on the market and 5.6 percentage points less of the original ask, from the first pricing decision. What amenities does Homestead offer?

A lake, neighborhood parks, walking paths, common-area landscaping, entry signage, and shared open spaces, plus sports courts including volleyball. There is no community pool and no clubhouse; that lighter amenity stack is the primary reason Homestead's dues run lower than most other Maricopa subdivisions. Many owners have built private backyard pools instead, and the Copper Sky Recreation Complex, a paid-membership city facility with pools, a gym, and sports fields, is a short drive away.

What types of homes are in Homestead?

Single-family detached homes on standard 5,500 to 8,500 square foot lots, with floor plans from approximately 1,400 square feet up to 3,200-plus for the larger plans, three to five bedrooms, and two to three baths typical. Homestead delivered a wide range of plans across multiple builder phases, so four- and five-bedroom homes with a flex room or den exist alongside smaller two- and three-bedroom plans. Because the community is built out, resales often come with mature landscaping, and backyards vary widely from home to home: some have full outdoor living with a pool, others have never been finished, and the cost difference between buying a home with a pool and adding one later is significant. Current inventory is listed at the top of this page.

How do the Homestead HOAs work?

Homestead is organized under three associations across two management companies rather than one master HOA. Homestead North is managed by AAM. Homestead South, which includes a gated section with private streets and a non-gated section, is managed by CCMC, and its dues include a cable package. The gated South section carries a higher assessment than the North because it funds the gates and private streets. All of them cover parks, paths, common-area landscaping, and administration, and none funds a pool or clubhouse. Get the current dues, transfer fees, and any planned assessments from the specific association that governs the address you are considering; in a multi-HOA community, the answer depends on the street. Like every Maricopa HOA, each operates under recorded CC&Rs and design guidelines that cover exterior changes, landscaping, parking, and RV or boat storage, and Arizona law requires an HOA disclosure package at resale, with the disclosure and document fee capped by Arizona statute. Ask for the current CC&Rs, budget, and reserve study as part of that package.

What about schools and the commute?

Homestead is in the Maricopa Unified School District, which now operates two high schools, Maricopa High School and Desert Sunrise High School, two middle schools, a K-8 campus (Alma Farrell Innovation Academy), and a network of elementary schools. The Governing Board approved new attendance boundaries on December 10, 2025, effective for the 2026-2027 school year, so elementary, middle, and high school assignments depend on the specific street; confirm any home against the current MUSD boundary map. For commuting, most residents take SR 347 north toward the I-10 corridor, typically 35 to 45 minutes to Phoenix and East Valley job centers, with rush hour and incidents extending that. Testing your exact route at your actual commute hours before writing an offer is the advice we give every buyer.

How do you sell a home in Homestead?

Homestead's structural advantage in this market is its HOA line: when buyers run the full monthly math of principal, interest, taxes, insurance, and dues, a lighter association figure produces a different carrying cost than the higher-amenity communities, so listing copy and disclosures that lead with the association structure put the home in front of those buyers favorably. The second asset is the backyard: if the home has a private pool or a finished outdoor living space, it leads the photography, because that is exactly what the community's amenity package does not provide. The never-cut data above is the whole argument for getting the first price right. Our listing approach includes pricing based on current Homestead closings in the right section and size band, professional photography, community and drone video, targeted digital and social advertising, MEGA Open Houses, and private buyer previews. How does Homestead compare to nearby communities?

If a community pool is a requirement, the usual alternatives are Glennwilde, Rancho El Dorado, or, for 55+, Province. For established communities at a similar scale without a pool, buyers compare Maricopa Meadows, Desert Cedars, and Alterra. If a private backyard pool is the goal, our Maricopa pool homes page filters the whole city.

Frequently asked questions

Does Homestead have a community pool?

No, and no clubhouse. The amenity package is a lake, parks, walking paths, and sports courts, and many owners have built private backyard pools instead. The Copper Sky Recreation Complex is a short drive away.

What are the HOA fees in Homestead?

Homestead has three associations across two management companies, and dues depend on which one governs the address: Homestead North through AAM, and Homestead South (gated or non-gated) through CCMC, with cable included. Get the current amount from the specific association before closing, because dues change over time.

Is Homestead South gated?

Homestead South includes a gated section with private streets, managed by CCMC, alongside a non-gated section. The gated section carries a higher assessment because it funds the gates and private roads. Homestead North is open with public streets.

Who built Homestead, and how big are the homes?

Meritage and Gehan, primarily during the mid-2000s and early 2010s. Plans range from about 1,400 to 3,200-plus square feet, with three to five bedrooms, on 5,500 to 8,500-square-foot lots.

What schools serve Homestead?

Maricopa Unified School District, with assignment by address. New attendance boundaries take effect for 2026-2027, and the district now runs two high schools and a K-8 campus, so confirm the exact street against the current MUSD boundary map.

What is the median sale price in Homestead?

$325,000 for homeowner sales closed between August 26, 2025, and August 25, 2026, across 96 closings, per ARMLS, with builder sales excluded. Prices vary by floor plan, lot, condition, and whether the backyard is finished.
